Meeting the dire need for affordable, high quality, fully secured estate living in emphatic fashion is the newly launched Savannah Country Estate on the eastern peripheries of Pretoria.

The development's position and pricing ensures its appeal to a broad mix of buyers from first time homeowners to retirees says developer and well-known businessman, Mario Pretorius.

Childrens Fun Maze"Selling Phase 1 erven at R165,000 is like re-living the property market 6 years ago. We are proud to offer a high quality estate at such an affordable price" says Pretorius.

The R900-milion development lies immediately North of the distinctly up-market Silver Lakes Golf Estate, within a rapidly developing new nodal growth area on an east-west axis from Pretoria, bordered by Hans Strydom Drive and the N4.

A top professional team has been assembled to plan five delightful Balinese styled villages within the overall project, each with its own individual character and "look and feel."

On offer is a choice of land and building packages or land only with the proviso that buyers build to acceptable architectural guidelines and standards to ensure an overall aesthetic theme and to protect values. A significant incentive for buyers is the specially negotiated, uniform conveyancing fees and bonds pitched at up to 2,5% below ruling rates.

Pretorius sees significant potential for increases in values in the development in that properties in secured estates have historically appreciated in value faster than the norm.

That potential is further underlined by the caliber of a professional team assembled for the new development including architects SDV Architects and who have come up with a wide choice of flexible, feature-filled homes with high quality fittings and finishes for Savannah.

Their designs are aesthetically highly appealing while at the same time being practical with a great deal of emphasis on indoor-outdoor living and the creative use of space and natural light.

Moreover, tremendous thought and town planning input has gone into the project, to create a balanced, harmonious environment.

An impressive gatehouse will provide controlled access via meandering tree-lined boulevards to the five villages in the development, each with their own picked fenced "streetscapes" and green belts. Communal facilities include a cricket oval and there will be butterfly parks in each village.

Servicing of stands begins in January and transfers in the first village known as Kiloki are due by about May next year. Demand is expected to be high and the entire development is expected to be sold by end of 2005. "We have an absolute winner here," adds Pretorius.
